In this
comprehensive policy and procedure class, we discuss HUD’s Tenant
Selection requirements and the best approach for incorporating
these requirements into your policy guidelines. But we don’t stop
there! Changing your written plan is one thing…implementing these
new guidelines at your properties is just as important.
First, we provide instruction regarding the Fair Housing
requirements associated with Marketing & Tenant Selection. Then we
review the Affirmative Fair Housing Marketing Plan and discuss the
best ways to monitor the success of the plan.
Then we will review the requirements for developing The Tenant
Selection Plan. The new 4350.3 Handbook mandates that all property
managers create and make available a Tenant Selection Plan. During
this session, we will review the required and recommended contents
of the HUD tenant selection plan.
We will also review all aspects of tenant selection including
discussion about the applicant interviews, screening requirements
and methods and applicable requirements and procedures when
applicants are found to be ineligible, including written
notification to applicants of denial of assistance.
We will discuss creating and managing Wait Lists. A description of
Wait List Management is part of the Tenant Selection Plan, and you
need to know how to create, maintain, manage and document the
application effort.

In general, customized training is cost-effective with a minimum
of 20 participants, but smaller audiences can be accommodated.
We base the cost of customized training on the following:

and lodging costs for the trainer
RBD uses
these factors to establish a base fee for an agreed-upon number of
participants. Estimates for travel, material development,
reproduction and shipping are provided. If the number of attendees
exceeds the agreed-upon minimum, we add a per-student fee for each
additional participant.
