This is a Memorandum of Understanding about the Pet Deposit and how it is used. OAs should review this Agreement to ensure it complies with HUD and local requirements surrounding Pet Deposits. HUD does not require you to have a Pet Deposit Agreement.
Agreement Pet Deposit Authorization

This is a Memorandum of Understanding about the Pet Deposit and how it is used. This form can be used to authorize the owner/agent to apply the pet deposit to pet damages and to use the balance to pay for other charges such as outstanding rent and fees.
Consent Release Animal

Review by appropriate legal counsel is strongly recommended. Many states have specific requirements that must be followed. This form can be used to obtain written consent to release an animal to someone in the case of hospitalization, death, incarceration or abandonment. It is STRONGLY recommended that you seek legal counsel before implementing this form. State laws must be considered.
Lease Addendum Right to Pet S8 Elderly

Section 8 properties with an elderly designation (not preference) must create a "Right to a Pet" Addendum if using HUD Model Lease 90105A. This sample uses wording providing in the other HUD 90105 leases. This IS NOT a pre-approved addendum. You must obtain approval before implementing.
Lease Attachment Pet Rules Template

These Pet Rules were developed to comply with HUD's requirements for properties set aside for seniors and people with disabilities. For other properties, pet rules must comply with local requirements. By developing pet rules, owners ensure that existing and prospective pet owners know their responsibilities to their pets and neighbors as well as the property. Pet rules also make existing and potential residents aware of their rights while living among pet owners. In addition, they help protect and preserve the physical condition of the property and the owner’s financial interest. Please see HUD's Guidance when developing Pet Rules for properties set aside for seniors or people with disabilities. See HH 4350.3 R1, Exhibit 6-5 for more information on how to develop pet rules. Please note that you MUST comply with the Notice requirements outlined in HH 4350.3 R1, Exhibit 6-4.
Lease Attachment Pet/Animal Rules Family Template

Assistance Animal Policies can be added to Pet Rules or No Pet Rules which are an attachment to the Lease. These policies are applicable to families who have been granted a reasonable accommodation to house an assistance animal. Because owner/agents may not require residents with disabilities to execute special documents related to their disability, it is best to combine these policies with your Pet Rules.
