REAC - New Process for Inspections Scheduled During the Pandemic

On September 29, 2020, HUD REAC Released Inspector Notice 2020-01, providing new information about REAC inspection protocols during the COVID-19 pandemic.  

The Notice indicates that this new guidance becomes effective Monday, October 5, 2020. 

This Inspector Notice provides information about the REAC inspection requirements for both the REAC Inspectors and owner/agents. 

The notice provides the following:

  • Information about resources used to determine if the property is located in an area considered “safe” for REAC inspection.
  • New process for scheduling inspections
  • When scheduled inspections will be canceled or rescheduled
  • Steps to take when resident units will be inspected
  • REAC Inspector and owner/agent safety procedures and requirements, including a requirement for all participants to wear PPE during the inspection. 

Please note that only one person may accompany the REAC inspector during individual unit inspection. Owner/agents should adjust their own process to make sure the person accompanying the inspector is prepared to answer questions and to address any resident concerns.
